What we build

Backyard cottages, garage conversions, basement units, and full-sized accessory dwellings. Good for aging parents, adult kids, guests, a home office, or rental income — and they can add real value to the property if the zoning and layout are handled right.

Home theaters, guest suites, gyms, kitchenettes, rental layouts — finished basements add livable square footage at a fraction of what an addition costs. We'll walk it with you first and tell you straight what's simple and what needs creative framing.

Ground-up homes on Utah hillsides, ranches, and infill lots. We work with your architect (or help you find one), price the design before it's locked, and run the build with weekly updates and a superintendent on site every day.

How we structure the contract

Two ways to price the work — and a way of running it that doesn't change either way.

Open book

You see every number. Sub bids, material invoices, labor, PM hours — all of it. You pay actual cost plus a fee, and when we find savings during the build, they come back to you. Works well when scope is still moving or when you want to be involved in cost decisions throughout the job.

Closed book

One number, agreed up front. We take on the risk of cost overruns; you get a guaranteed price you can plan around. Works best when drawings are locked, scope is clear, and you'd rather not be in the weeds on every PO. We still send weekly progress updates — you just don't have to chase invoices.

Same team, every job

The crew that finishes your basement is the same crew that's been on a multifamily build the week before. You get experienced project managers, real superintendents, and an actual person to call when something comes up. Most of our residential work comes from referrals — which only happens if we keep showing up.
